Yield Revenue with a 2-star hotel, significantly outperforms the results of the top 4-star hotels from the main hotel chains in Barcelona.
In addition to achieving these extraordinary results in 2023, we continue to improve, surpassing the average price by double digits in 2024.
With a 2-star hotel, we have succeeded in improving the average price in comparison to the 2, 3, and 4-star hotels within the Hotel Guild. The Guild is mostly comprised of high-quality hotel chains and independently operated establishments situated in excellent locations.
We have also improved the average price compared to 3-star hotels and nearly matched the average price of our establishment with the 4-star hotels listed by Exceltur. Exceltur’s data is publicly available and provided by some of Spain’s most important hotel chains.
In all cases, we have improved the RevPAR with increases ranging from 16.16% to 46.8%.
During peak seasons, we excel in improving the average price compared to 4-star hotels in Barcelona, even surpassing those located in Paseo de Gracia and its surroundings.
How do we manage to achieve this?
- Through the unique analysis and method of Yield Revenue, developed a couple of decades ago and continually refined with exceptional results. It is based on the price/demand elasticity, with hotel pricing being one of the most sensitive products to elasticity.
- By analyzing the behavior/evolution of historical and current data, including accelerations and decelerations, being able to detect as a first mover the current market demand, giving us a competitive advantage over the market. This allows us to control and maintain the desired pickup pace. The strategy varies for each day due to fluctuating demand.
- During peak seasons, we do not replicate the strategies of our competition, that is not our focus. During off-peak seasons, seldomly, as our method of daily behavioral/evolution analysis creates a dynamic matrix that takes into account accelerations and/or decelerations for each day reflecting any substantial change.
- Thanks to the strong commitment of the property management to make appropriate room reassignments for each season and maintain a quality that earns us a rating of 8.6, with prices during peak seasons surpassing those of 4-star hotels on Paseo de Gracia.
